Legal security for regional market entry
We conducted a compliance audit for a chain of stores entering three new cities. We identified 14 legal risks before opening the premises.
We prepared the Moda Lokalna chain to open 3 new retail points. Our task was to remove legal barriers that could have halted the start of operations in the region.
The challenge
The client already had lease agreements, but they lacked safeguards regarding the specifics of local fire and sanitary regulations. Preliminary analysis showed that 14 points in the documentation could lead to financial penalties of 15,000 PLN in the event of an inspection.
The company was wasting time on agreement corrections, which delayed the recruitment of employees and store stocking. The management team was blocked by unclear lease agreement clauses and risks related to local regulations.
Our approach
The Senat Biznesu team divided the work into two stages: quick agreement verification and on-site audit in each of the three cities. We checked every location for requirements for retail outlets.
We worked directly with the client's legal department. No beating around the bush, we pointed out which points of the agreements required immediate change, and which could be secured by an annex. We focus on hard data, so we did not waste time on general consulting.
The solution
We prepared a template of annexes for all three points, which the lessors ultimately accepted. We implemented a document verification system that now allows for quick verification of subsequent agreements in under 2 hours.
We delivered a list of 14 identified threats along with instructions for their elimination. Thanks to this, the management board could focus on the operational opening of stores, having certainty regarding legal security.
Results
The actions ended in full success and the timely opening of all three stores in the third quarter of the year. No legal incidents were recorded during the first 12 months of operation in the new locations.

"At first, I was skeptical about the need for such detailed analysis. However, catching those 14 errors in the agreements saved us real problems during construction inspections."
